The Monterrey industrial market had 666,000 m² under construction in Q3 2026, up 28% from Q2 across 22 buildings, according to CBRE’s Market View report.

Developers started 220,000 m² in the quarter; Ciénega de Flores, Apodaca and Escobedo accounted for 85% of those starts. Vacant space fell from 1.22 million to 1.11 million m², lowering the vacancy rate from 6.8% to 6.1%.

Net absorption trails 2025

Net absorption totaled 552,000 m² through Q3, and El Economista reports that it remained below the comparable 2025 level. The quarter pairs a larger construction pipeline and lower vacancy with a slower year-on-year occupancy measure; construction starts alone do not show how much new space has been filled.
