Mexico has 82 industrial parks under construction, according to the Mexican Association of Private Industrial Parks (AMPIP), and Monterrey is among the markets leading recent leasing activity. Mexico Business News reported occupancy above 680,000 square meters in April and May, up 6% year over year.
For companies deciding where to place a plant, warehouse or supplier operation, the story is about usable capacity rather than another nearshoring forecast. The pipeline is being built for automotive, aerospace, medical-device, pharmaceutical, logistics and electronics businesses, but power, water, connectivity and security remain part of the site-selection brief.
491 operating parks, 90 million square meters
AMPIP says the 82 projects will add to a network of 491 industrial developments already operating in Mexico. Those parks contain 90 million square meters of buildings, host more than 4,000 companies and support close to 4 million jobs, according to El Economista.
The association also said its members invest around US$5 billion a year in industrial infrastructure. Mexico Business News reported that power availability and grid readiness are the sector's central bottlenecks as developers expand.
